La Canaria is an apartment building operated as a 5 star hotel by Radisson Blu.
The former recognized Steigenberger Hotel on the popular south coast of Gran Canary has been rebuilt from 249 hotel rooms to 125 spacious luxury apartments with 1, 2 and 3 bedrooms. The building is divided into units and all apartments are freehold apartments. All apartments are south facing towards the Atlantic Ocean and therefore having perfect sun and visibility.
The property La Canaria is in a” tourist zone”. This means that the apartments of the property are affiliated to an operating agreement with Radisson. Apartment owners use the apartment according to their own wishes and decide the scope of letting themselves, but the owner could not live in the apartment more than 6 months a year according to the Canarian tourist law 2/2013. All commercial letting shall take place through the Radisson Blu Resort booking system. The owner receives from La Canaria Hotell Operation every 6 months a calendar in which the owner fills in dates that the owner wishes to use. When the apartment is let, the Owner has the storage place at his disposal for storing his personal property.
The Owner receives 55% of the net rental price of the apartment allocated from a pool arrangement, which considers the apartment cost (2012 price), number of rental days and rate of rental. La Canaria Hotel Operation pays the Owner’s rental income quarterly (room revenue share). Owners receive then a statement of income with deduction of electricity, water, and service fee. If the apartment is in a rental pool, the owner will receive income even if the apartment is not rented out.
By acquiring an apartment, the owner will be a member of the La Canaria Community and shareholder of the company La Canaria Hotel Operation S.L. according to the percentage stipulated on his own deed. La Canaria Community has its own board elected by the owners at the annual ordinary general meeting. Otherwise, the board of La Canaria Community gathers several times a year for a board meeting that deals with the hotel company La Canaria Hotel Operation, operation, and community.

La Canaria Community (LCC) is the co-ownership of all owners in La Canaria.
La Canaria Hotel Operation S.L. (LCHO) is the operating company managing and running all services in La Canaria.
To ensure the maintenance is carried out, the hotel operator has prepared a maintenance plan, which is approved by the board for ongoing and periodic maintenance. La Canaria Hotel Operation SL allocates 4% of turnover to maintenance and replacement of fixtures.
LCHO has a long term management agreement with Radisson Group who run the 5 star hotel under the name of Radisson Blu.
There is a lease agreement with Costas (coastal authorities) for the lease of garden facilities 9946 m2 of undeveloped area. The agreement is for 30 years and was renewed in 2018.
La Canarias location
La Canaria has a magnificent location on the south Coast of Gran Canaria. The resort is located on the beach of Patalavaca outside Arguineguin. Other beaches are available within walking distance, among them are the beach of Anfi del Mar.
Several nice restaurants are pleasantly located along the promenade. It is also short walking distance (400m) to the Norwegian school in Gran Canaria, next to the Norwegian Health Center.
The climate is the best and most stable in the world according to World Health Organization (WHO).
